JDC Commences Construction Management of Golden Rule Apartments Rehabilitation

JDC has begun the construction management of Golden Rule Apartments, a 183-unit multi-family affordable housing development in Northwest Washington, which is undergoing a $11 million substantial renovation. Owners Golden Rule Apartments, Inc., an affiliate of Bible Way Church, and MissionFirst Development LLC secured funds through a successful public-private partnership with the District government.

The project scope of work includes the upgrading of building infrastructure, complete unit renovation, and the installation of new life safety systems. During rehabilitation, twenty three vacant units will serve as hotel units. These units will be rehabilitated during the initial phase of construction, then residents will be relocated into these units while rehabilitation work is completed on their unit.

JDC is overseeing all aspects of the construction, coordinating key issues among the project team and outside utilities, reviewing requisitions and change orders, and managing the schedule. In addition, their scope of work includes insuring compliance with all financing requirements, working with the residents and tenant association, and coordinating with management on resident relocation.
